  • Estates & Operations

    The quality of our buildings and sites matters.

    Children and staff should learn and work in environments that are safe, well maintained, welcoming and fit for purpose. Across MAST, our central estates and operations function supports schools to manage their sites effectively while also planning strategically for the future.

    By working collectively across the Trust, we can take a longer-term view of our estate, prioritise investment where it is needed most and provide schools with access to expertise and capacity that would be difficult to replicate individually.

    Strategic leadership

    Estates and operations across MAST are overseen by our Chief Operating Officer, who works closely with school leaders, site teams, contractors and professional advisers.

    The central team provides both strategic oversight and practical support, helping schools manage day-to-day operational requirements while also developing longer-term plans for their buildings and sites.

    This means that Headteachers are supported with the operational complexity of running school premises and can draw on Trust-level expertise when significant issues arise.

    Estates planning

    Effective estate management requires more than responding to problems as they occur.

    Across MAST, we take a planned approach to understanding the condition, suitability and future needs of our buildings.

    This includes:

    • condition surveys and site reviews;
    • planned preventative maintenance;
    • prioritisation of repairs and improvements;
    • longer-term capital planning;
    • accessibility and site development;
    • capacity and accommodation planning; and
    • identifying future investment needs.

    This Trust-wide view allows us to balance immediate priorities with the long-term stewardship of our buildings.

    Health, safety and compliance

    Keeping children, staff and visitors safe is fundamental.

    Our central team supports schools to meet their statutory responsibilities and maintain robust systems for health, safety and premises compliance.

    Support includes areas such as:

    • fire safety;
    • asbestos management;
    • water hygiene and legionella;
    • electrical and gas safety;
    • statutory inspections;
    • risk assessments;
    • contractor management;
    • accident and incident reporting;
    • security and site access; and
    • health and safety audits and monitoring.

    We work with schools to identify risks early, ensure appropriate action is taken and maintain clear evidence that statutory requirements are being met.

    Maintenance and responsive support

    Schools need reliable systems for dealing with day-to-day premises issues.

    Our central operations function supports site teams and school leaders with maintenance, repairs and contractor coordination, helping to ensure that problems are dealt with safely, promptly and proportionately.

    Where issues are more complex, schools can draw on central support to assess the situation, seek professional advice and coordinate appropriate remedial work.

    This provides an additional layer of capacity and assurance for school leaders.

    Capital projects

    MAST manages and supports a wide range of capital improvement projects across its schools.

    These can range from refurbishment and reconfiguration through to larger-scale development works.

    The central team supports projects from initial scoping through to completion, including:

    • identifying need;
    • developing specifications;
    • obtaining quotations and tenders;
    • appointing and managing contractors;
    • overseeing budgets;
    • monitoring programme and quality;
    • managing health and safety requirements; and
    • ensuring projects deliver the intended benefit for the school.

    By coordinating this work centrally, we can ensure that projects are well planned, appropriately governed and aligned with wider Trust priorities.

    Procurement and contractors

    Operating as a Trust gives us greater opportunity to procure services efficiently and consistently.

    We work to secure reliable contractors, appropriate service agreements and good value for money across areas such as maintenance, compliance, utilities and professional services.

    Where possible, we use collective procurement to reduce duplication, improve service quality and create more consistent standards across our schools.

    This also reduces the administrative burden on individual schools.

    Developing school environments

    Our estates strategy is not only about compliance and maintenance.

    We also want our school environments to reflect the ambition we have for our children.

    That means thinking carefully about how buildings, classrooms, outdoor areas and shared spaces support learning, inclusion, wellbeing and the identity of each school.

    We work with schools to develop environments that are attractive, purposeful and welcoming, while remaining practical and sustainable.

    Investment decisions are therefore considered not only in terms of condition and compliance, but also in terms of the impact they can have on children’s daily experience of school.

    Responding when things go wrong

    Buildings do not always behave predictably, and operational problems can arise quickly.

    One of the advantages of being part of MAST is that schools are not left to manage significant premises issues alone.

    Where urgent problems arise, the central team can help coordinate contractors, professional advice, risk management, communication and recovery planning.

    Our aim is to resolve issues quickly while keeping safety, continuity of education and good decision-making at the centre of the response.

    Responsible stewardship

    School buildings are significant public assets and we take our responsibility for their stewardship seriously.

    Our approach combines strategic planning, strong compliance, careful investment and practical operational support.

    By managing our estate collectively, we can make better-informed decisions, use resources more effectively and ensure that investment is targeted where it will have the greatest impact.

    Ultimately, our goal is simple: to ensure that every MAST school provides an environment in which children and staff can Belong, Be Safe and Flourish.
